Savannah Economic Development Authority (SEDA) Office Building
Hutchinson Island, Georgia

SEDA's office building is located on four acres of a 65-acre tract of land. Nineteen of the acres are wetlands. Each of the building's four floors is 10,000 feet. Hutchinson Island is reclaimed land and is sitting on silt and sediment. Challenging soils required the building to be constructed with stronger foundations. Piles had to be sunk as deep as 90 feet to reach bedrock beneath the soil.

It was a very challenging site. Coordination between the Department of Natural Resources (DNR) and SEDA allowed building an access road in exchange for wetlands restoration lost to the construction of the Talmadge Bridge.
